The purpose of this book is to raise the level of awareness regarding a cohort of problem loans influencing urban vitality from 2015 to 2020. A confluence of trends are influencing urban areas, not new trends yet intersecting in new ways, including social adaptations, telework, e-commerce, right-sizing, mergers and acquisitions, as well as greater emphasis placed upon real estate efficiency. Commercial real estate has increased significantly with respect to investment valuations from recessionary low points.
